One zone is always browner than the rest. Here is usually why.

It is one of the most common calls we take, and it almost always arrives the same way. The lawn looks good. One area does not, and it has not for a couple of seasons. The homeowner has fertilized it, reseeded it, watered it longer than everything else, and it is still the worst part of the yard.

Nine times in ten this is not a grass problem or a soil problem. It is a water delivery problem, and it is measurable rather than mysterious.

Pressure is the first suspect

Under-pressured zones are the leading cause of a lawn that will not green up. A sprinkler head is engineered to throw a specific distance at a specific pressure. Drop below that and the arc falls short, so the outer edge of the pattern simply never gets water. The head still looks like it is working, which is exactly why this goes undiagnosed for years.

Pressure gets lost in a few ordinary ways. Too many heads were put on one zone, so the available flow is divided too many times. A partly closed valve somewhere upstream is throttling the supply. A leak in a buried lateral is bleeding off volume before it reaches the far end. Or the incoming supply to the property itself changed, which happens more often than people expect.

The tell is a zone where the spray looks weak or lazy compared with the others, or where the grass is healthy near each head and thin exactly between them.

Coverage gaps and the head to head rule

Sprinkler systems are designed so that the spray from each head reaches the base of the next one. That sounds like heavy overlap, and it is deliberate. A sprinkler applies far more water close to itself than at the edge of its throw, so overlapping arcs is the only way to get anything like even coverage across an area.

When a system is designed with the heads too far apart, or when someone adds a bed and moves a head without recalculating, the overlap breaks. The result is a scalloped pattern of thin turf that shows up first in July and disappears again after a rainy week, which is a large part of why it gets blamed on the weather.

Mixed head types on one zone

This one is invisible unless you know to look for it. Spray heads and rotor heads apply water at completely different rates. A fixed spray head might put down over an inch an hour. A rotor, which turns slowly and covers a much larger area, might manage a third of that.

Put both types on the same zone and there is no run time that works. Set the timer long enough for the rotors and the spray areas are drowning. Set it for the sprays and the rotor areas are in permanent drought. This is a genuinely common finding on systems that have been extended over the years by different hands, and no amount of controller adjustment will fix it, because the problem is which heads share a valve.

Runoff, slope and Tulsa clay

Clay soil accepts water slowly. Apply it faster than the ground can absorb it and the excess runs off downhill, so the top of a slope stays dry no matter how long the zone runs and the bottom of the slope stays wet enough to cause its own problems.

The answer is not a longer run time. It is cycle and soak: split the zone's watering into two or three shorter runs with a break between them, so the water has time to move into the soil rather than across it. Most modern controllers do this natively, and it makes a visible difference on any sloped Tulsa lawn.

And sometimes it is genuinely drainage

Worth ruling in as well as out. A patch that is brown because it is drowning looks a great deal like a patch that is brown because it is thirsty, and on clay both are common. If the area is spongy underfoot a day or two after rain, more water is the last thing it needs and the problem is where the water leaves rather than how it arrives.

How this gets diagnosed properly

All of the above is found by running the zones and standing in them, which is why we do not quote repairs over the phone. A technician walks the property, turns the system on, and flags where coverage dies, where a head is throwing at the driveway, and where the grade is sending everything to one corner. That takes a visit, and it produces an itemized answer instead of a guess.
