Chapter 01

Tulsa clay holds water like a bathtub

That one line explains almost every drainage call we take. Clay soil does not let water pass through it, so rain and irrigation both sit on the surface and move sideways looking for the lowest point on your lot. Whatever is sitting in that low point is what dies.

You already know the symptoms if you have them. A corner that has been soft since March. Turf that goes yellow and then bare in a patch that gets exactly the same water as the green grass around it. Mulch that stays black and grows mold. Mosquitoes in a spot that has no pond. Water standing against the foundation or in the crawl space after a storm that everyone else has forgotten about.

None of that is a watering problem, which is why watering less never fixes it. Turning a zone down just starves the grass in a wet spot instead of drowning it. The water has to be given somewhere to go.

We follow the water before anyone puts a shovel in the ground

The assessment is free and it happens on site, because a yard's grade is not something you can describe over the phone. A licensed technician walks the property with you, looks at where the roof puts its water, where the neighbor's lot drains, where the hardscape blocks the run and where the ground actually falls. On a lot with an existing sprinkler system we run the zones too, because irrigation is often part of the volume.

Then we build the shortest clean path from where the water arrives to where it can safely leave. French drains carry it out of the chronic wet ground. Catch basins and area drains take the low points. Channel drains cut across driveways and patio edges where sheet flow crosses concrete. Downspouts get buried and carried away from the house instead of discharging four feet from the foundation, and sump lines get routed off the structure properly. Where the fall is genuinely wrong, we correct the grading rather than pretending a pipe can beat gravity.

Most yards need two or three of those working together, not one of them heroically. You get an itemized estimate for the ones your lot actually needs.

Chapter 03

Call before you plant, not after

Every new bed, tree, patio or retaining wall is only as good as the drainage underneath it. Putting drainage in while the ground is already open is ordinary work. Retrofitting it once the beds are planted, the sod is down and the hardscape is set costs two to three times as much, because the whole point is that the fix runs under the thing you just paid for.

So if you are planning landscaping this year, this is the phone call to make first. It is also why we handle drainage and irrigation as one conversation rather than sending you to two companies who each blame the other.
